Home insurance in Thailand

Protect a Thai house, condominium or rented home by separating the building, improvements, contents, liability and disaster risks that landlords and condominium master policies may leave uncovered.

What the policy needs to solve

The headings used by insurers are only a starting point. Read the definition, benefit, exclusion and claim condition together.

Building versus contents

Building insurance covers the insured structure and specified fixtures; contents cover your possessions. A tenant normally has no insurable interest in the landlord's entire building but may need contents, tenant liability and improvements cover.

Condominium master policy

The juristic person's policy may cover common property and part of the original structure, but not your contents, renovations, internal fixtures, temporary accommodation or personal liability. Obtain the master-policy summary before filling the gaps.

Fire and electrical risk

Check fire, lightning, explosion, smoke, electrical short circuit and damage caused while suppressing a fire. Electrical-appliance cover and damage to wiring can be limited or subject to depreciation.

Flood, storm and water damage

Thailand's monsoon and local drainage make address-level flood exposure important. River or surface-water flood, storm, roof leakage, burst pipes, seepage and gradual damage are different insured causes.

Replacement value and underinsurance

The insured amount should reflect rebuilding or replacement, not merely purchase price or land value. Average or underinsurance clauses can reduce a partial claim when the declared value is too low.

Theft and security conditions

Forcible entry, locked premises, security devices, police reports and evidence of ownership may be required. Cash, jewellery, art, watches, electronics and items outside the home commonly have sublimits.

Liability to neighbours and visitors

A water leak, fire, falling object, domestic worker incident or visitor injury can create liability beyond damage to your own property. Check occupier, tenant, landlord and family liability definitions.

Vacancy, letting and business use

Extended absence, short-term letting, subletting, renovation and operating a business from home may need declaration. A policy designed for an owner-occupied home may not protect a rental property.

Before paying

Questions to answer

Ask each shortlisted provider the same questions and require important answers in writing.

What do you legally own or lease?

Match the policy to the building, condominium unit, leasehold improvements, contents and liabilities in which you have an interest.

What does the juristic person or landlord insure?

Obtain documentary evidence instead of assuming their policy will repair your unit or replace belongings.

Is flood genuinely included?

Check address eligibility, waiting period, deductible, event limit and exclusions for seepage or poor maintenance.

Are values current?

Use rebuilding and replacement costs, list valuables and retain photographs, receipts, serial numbers and renovation invoices.

How long can the home be empty?

Long overseas trips may trigger vacancy restrictions or security requirements.

Is rental or business use declared?

Short lets, tenants, home offices, stock, staff and client visits can alter the risk and liability.

Claim preparation

Know the process before the event.

    Protect people first and contact fire, police, building management or emergency services as required.

    Take reasonable action to prevent further damage without disposing of evidence unnecessarily.

    Notify the insurer promptly and obtain approval before permanent repair except urgent mitigation.

    Photograph the cause and damage and preserve damaged items, invoices, ownership records and contractor reports.

    Notify the landlord, juristic person, lender or neighbour where their property or policy may be involved.

  6. 06

    Check settlement basis, depreciation, deductible, average clause and whether temporary accommodation is eligible.

Warning signs

Pause before buying if…

A low premium is not a saving if the contract cannot respond to the loss you intended to insure.

A condominium master policy is assumed to cover everything inside the unit.

Land value is included in the building sum while rebuilding costs are underestimated.

Flood is advertised without an address-level limit or deductible.

Jewellery and electronics are not itemised despite low category sublimits.

A tenant buys building cover but omits contents and liability.

The home is regularly vacant, rented or used for business without declaration.
