Guide 05 / 09
Housing rules, contract norms and consumer protections vary sharply. A familiar-looking agreement can produce unfamiliar obligations around deposits, repairs, ownership, registration and early departure.
Start here
Confirm identity, title or authority and whether the building, landlord or local rules permit the intended tenancy.
Review term, notice, deposit, inventory, repairs, utilities, renewal, guests, pets and the consequences of leaving early.
Immigration, banking, tax and driving processes may require a registered address or specific proof from the owner.
Add service charges, utilities, internet, insurance, local taxes, maintenance and seasonal heating or cooling.
Practical sequence
View the property and surrounding area at different times of day.
Photograph the condition and agree a signed inventory before moving in.
Verify how utilities are metered and whether charges use official or marked-up rates.
Keep deposits and rent traceable rather than paying large unrecorded cash amounts.
Use an independent lawyer before purchasing or entering a high-value long lease.
Common mistakes
An agent paid by the owner or developer may facilitate the transaction without independently protecting your interests.
Pressure to reserve remotely can conceal fake listings, duplicate deposits or a person without authority to let the property.
Foreign ownership, land rights, lease enforceability and inheritance can be fundamentally different from your previous country.
The country lens
Tenant protections, deposit schemes, registration, foreign ownership and title systems are local. City-level factors—flooding, building quality, pollution or transport—also affect suitability.
